Repair

Leaks, blisters, bird holes

Most foam roof leaks are a pinhole or a parapet split, fixed in a morning. Same-week in season.

The job that saves the roof

A new top coat every 5–7 years is why a foam roof lasts 25+ years. Skip it and UV eats the foam.

Is your roof due?

Recoat-due calculator 5 / 7 year schedules

Valley foam roofers publish recoat intervals from 5 years (Durafoam) to 5–7 (Travek) to 8–12 (Arizona Roof Co). We show the two shorter schedules because Phoenix UV is the worst case.

Don't know the install year? The Maricopa County Assessor shows the home's build year; a roofing permit on file with your city gives the re-roof year.

Monsoon is the deadline

June 15 – September 30

The NWS monsoon season. Sky Harbor has seen 9.56 in (1984) and 0.15 in (2023) in a season — the roof has to be ready for either.

April – June

Recoat and inspection season. Coatings cure fast and the schedule is open. Book before the first storm, not after.

After a storm

Walk the roof within 48 hours: standing water, lifted edges, new blisters, debris in scuppers. Emergency repair →

Where we work

Foam roofs cluster where Phoenix built flat and low-slope homes: central Phoenix and Arcadia, south Scottsdale, Tempe near ASU, and west Mesa's 1970s subdivisions. Suburb pages carry the housing-stock and permit notes for each.

Who answers the phone

This is an independent site. Calls go to our partner contractor, an Arizona ROC-licensed roofing contractor (class CR-42 covers spray foam and elastomeric/silicone coatings). We publish their licence number here and show you how to check it yourself. If they can't take your job, we'll say so.

Questions people ask

How much does foam roofing cost in Phoenix?

Published Valley rates: repairs from a few hundred dollars; recoats $2–$4 per sq ft ($4,000–$8,000 on a typical home); new foam roofs $3.50–$9 per sq ft; replacement with tear-off $10–$15 per sq ft. See the cost page for the sources.

How long does a foam roof last in Arizona?

25+ years when the top coat is renewed on schedule. The foam itself is not the weak point — the coating is, and it is the cheap part. See lifespan in Arizona.

Can a foam roof be repaired or does it need replacing?

Almost always repaired. Pinholes, blisters, bird damage and parapet splits are localized; a roof only needs replacement when the foam is saturated across large areas, which a core sample shows in minutes.

Is the contractor licensed?

Yes — calls are answered by an Arizona ROC-licensed roofer. Foam and coatings require a CR-42 (or C-42 commercial) licence; Arizona's handyman exemption stops at $1,000 and never covers permit work.
